Prologis is continuing its development work on its second and third last-mile logistics platforms in Milan, with the delivery of an innovative Class A build-to-suit facility for a major retailer and the development of a 13,000 square metre building at the city's Ortomercato (wholesale fruit and vegetable market). Both buildings will be LEED® Gold certified.

In May, Prologis delivered its first build-to-suit urban logistics facility in Italy to SDA, the express delivery courier service of Poste Italiane (the Italian postal service). Located near the C.A.M.M. turn off on the A51 (known as the Tangenziale Est or East Ring Road), and just 15 minutes from Linate Airport, the facility is ideally positioned for last-mile deliveries to the Milan area.

Ortomercato - Milan DC3 works to commence shortly

Now that Prologis has obtained the necessary building permits, the redevelopment work will commence shortly to restore a long abandoned site at the Ortomercato, launching a full-scale urban regeneration project including the construction of a new Class A urban logistics platform. The modern, temperature-controlled 13,000 square metre building will be used to service the needs of food sector operators.

The new logistics platform will be built to high international standards and have LEED® Gold environmental certification. Moreover, it will be equipped with the latest LED lighting technologies and photovoltaic panels that will ensure the building is fully sustainable, in line with objectives set by both Prologis and its customers. Electric vehicle charging columns and ample parking will also be provided. The project is part of the “Foody 2025” initiative promoted by So.Ge.Mi, the company that manages all of Milan’s agri-food markets.

Milan DC1 - build-to-suit facility delivered to major retailer

In Milan's Mecenate area, to the east of the city, Prologis identified a 24,000 square metre site for redevelopment that was previously occupied by long abandoned and derelict warehouses to create an innovative Class A urban logistics building for a major retailer. In a strategic location near the Tangenziale Est (East Ring Road) exit, just 10 minutes from Linate Airport, the build-to-suit facility was designed to meet the customer's needs in terms of distribution to the Milan area, as well as its sustainability criteria. The multi-temperature facility, known as DC1, has been built to A4 energy performance standards (the highest rating in Italy's APE classification) and will be used to fulfil online orders for home delivery.

After the structures previously occupying the site were demolished, the completely new facility, which will have LEED Gold environmental certification, was built in its place. The building occupies an area of almost 12,000 square metres. It has around 1,300 square metres of office space, with the remainder consisting of the warehouse, equipment rooms and ancillary areas. Other key features are its rooftop garden with extensive green areas, and a 400 KW photovoltaic system that will power the building's services. These include latest-generation, internal and external LED lighting installations, which are dimmable and equipped with motion sensors. To further mitigate the facility's environmental impact, around 200 new trees have been planted and a large area left green. The new last-mile logistics platform, which was recently delivered to the customer, also has 40 loading bays for vans and lorries, and ample parking equipped with electric vehicle charging columns.
