Over 10,000 sqm of logistics space delivered on a 35,000 sqm site through the redevelopment of the former Officine Romanazzi industrial site Rome, March 3, 2026 – Prologis, the global leader in logistics real estate, is accelerating the delivery of Tor Cervara DC1, a new Class A last-mile logistics facility developed in partnership with GSE, acting as general contractor, in support of responsible urban last-mile distribution.

The project marks a further step in Prologis’ development strategy across major metropolitan markets, including Rome.
Demand for state-of-the-art last-mile logistics facilities in strategic urban locations in the Italian capital continues to grow, driven by increasing last-mile distribution needs and the limited availability of assets capable of optimizing operational cycles and handling rising distribution volumes.
The project involves the redevelopment of a former industrial site that had remained vacant for many years, contributing to the deterioration of the surrounding area and heightened perceptions of insecurity.
Today, through the collaboration between Prologis and GSE, the site is being transformed into a modern, efficient logistics hub designed to integrate seamlessly into the existing urban fabric. The redevelopment reactivates previously urbanized land without additional land consumption, supporting neighborhood regeneration and improved safety.
As general contractor, GSE Italia has managed remediation, demolition and hydrogeological safety works and is overseeing construction of the new facility.
The development comprises approximately 10,187 sqm of logistics space within a total 35,000 sqm site, including internal circulation, parking areas, green spaces and 750 sqm of office and shared facilities. Delivery is scheduled for June 2026.

“The redevelopment of the former Officine Romanazzi site is one of the most significant regeneration projects undertaken in the Rome area in recent years and represents a replicable model for other disused industrial sites at risk of degradation, particularly those located near key transport infrastructure, which can return to social and economic vitality through logistics redevelopment,” said Giulio Della Torre, Head of Logistics Activity, GSE Italia. “Urban regeneration is a challenge we must address to limit land consumption and urban decay. Brownfield redevelopment is central to this effort, and logistics is a natural application given its intrinsic characteristics and strong territorial impact in terms of employment and economic multiplier effects.”
Designed to achieve LEED® Gold certification, the building integrates high-efficiency solutions including low-carbon concrete, a rooftop photovoltaic system, high-efficiency heat pumps and a Building Management System (BMS) to optimize energy performance. The facility will also include 12 electric vehicle charging stations and a rainwater harvesting and reuse system.
Prologis currently owns 28 properties in the Rome area totaling approximately 290,000 sqm, all fully leased. Tor Cervara DC1 further strengthens the company’s disciplined development strategy in major metropolitan markets and reinforces its commitment to redeveloping underutilized real estate, restoring value, jobs and safety to the city.
Today, the facility opened its doors to members of the press, offering a direct view of construction progress alongside representatives of local institutions, including Maurizio Veloccia, Rome’s Councillor for Urban Planning, and Massimiliano Umberti, President of Municipality IV, highlighting the importance of coordinated regeneration initiatives between private investment and public authorities.
