Castelnuovo di Porto, October 23, 2025 – Prologis has inaugurated a new 37,500 sqm logistics center in the metropolitan area of Rome, marking a major step forward in developing sustainable logistics infrastructure in the Lazio region. The project, carried out in close collaboration with MARR S.p.A., Italy’s leading company in the marketing and distribution of food and non-food products for the foodservice sector, reflects Prologis’ commitment to combining innovation, operational performance, and value creation for local communities.
Located along the A1–GRA (Grande Raccordo Anulare) connector, in a strategic position serving the Rome metropolitan area, Castelnuovo di Porto DC1 was designed to support the expansion of MARR’s national distribution network while reducing energy consumption and emissions. At the heart of the project is Prologis’ largest solar installation in Italy — a 2 MWp system capable of generating around 2.6 million kWh of clean energy per year. The installation is also prepared for an additional 1 MWp expansion, demonstrating a flexible, forward-looking approach to renewable-energy management.
Showcasing Prologis’ ability to deliver advanced, customized solutions, the facility combines negative-temperature (-25 °C), chilled, and ambient storage areas, meeting the specific needs of the food logistics sector and enabling large-scale temperature-controlled distribution and storage.
Among the technological solutions integrated are heat pumps for heating and cooling, full LED lighting, and a rainwater recovery system for irrigation — all contributing to maximum energy efficiency and sustainability.
To respect the green, rolling landscape surrounding the site, the office areas feature corten-steel facades in three finishes evoking the warm tones of local tuff quarries. The architectural design blends into the natural environment through black geometric elements that break up the visual continuity of the façades, while the roof’s green tones integrate seamlessly with the surrounding hills when viewed from above.
The project received approval thanks to continuous dialogue with the Italian Cultural Heritage Authority, ensuring harmony with the local architectural and natural landscape. From the color palette and textured panels to screening trees and muted tones for technical installations, every detail was designed to minimize visual impact and enhance the site’s integration with its surroundings.
The rainwater basin has been surrounded by an urban park, transforming a technical feature into a community asset, while the pump station and storage tank have been turned into a street-art installation dedicated to Etruscan heritage, created by Roman artist Hitnes. The result is a landmark project that shows how logistics, guided by vision and responsibility, can meaningfully enhance both the landscape and the community.

Prologis has also worked closely with the Municipality of Castelnuovo di Porto on several local initiatives — from the redevelopment of the former Istituto Garrone, to improvements in public green spaces, and support for a new sports center and facilities promoting employment and community activities. Currently, more than 100 people work on site, with additional hiring planned as the site expands.
