Piacenza DC9

At Prologis Park Piacenza we have just completed a new build-to-suit facility developed for Torello, a freight, logistics and last-mile delivery operator established several decades ago in Campania. This modern building, called DC9, is rated A4 for energy performance. It has a surface area of around 9,000 square metres, including 600 square metres of office space, and is the centre of gravity of a total area of around 43,000 square metres. The facility is the second provided by us to this major logistics operator at our Piacenza site.

The building has two wide aisles, each of which is more than 27 metres across, and a long and narrow configuration like a cross-dock building, with 73 loading docks for HGVs. Outside the building, the forecourt is lit by LEDs and has space for up to 123 articulated lorries and 35 cars, along with charging stations for electric vehicles. Security is ensured by a double control system with a barrier and gate, and provision has been made for the future installation of a sentry box to control access to the premises.

Our customer is very pleased with the new building: “We are very happy to have renewed our partnership with Prologis, which has proved to be the ideal partner in increasing our presence at the Piacenza logistics hub. Prologis has built a modern facility that will enable us to consolidate and expand our presence in temperature-controlled logistics, with a positive temperature cold room of around 4,000 square metres and significant amount of outside space within an area of 43,000 square metres, which, unlike traditional logistics buildings, can accommodate a significant number of trucks. This building will help us to consolidate our market position as an integrated logistics firm and demonstrates our in-depth understanding of the needs of our customers”, commented Umberto Torello, Chief Operating Officer of Torello, on the day the facility was delivered.

Within the facility, which has a beam height of 7.5 metres and a load-bearing capacity of 5,000 kg/m2, is a 4,000 square metre temperature-controlled cold room with 30 loading stations for lithium trucks, as well as office space rated A4 for energy performance. Fire safety is provided by smoke detectors and an internal and external system supplying a fire hydrant, which is connected to a pumping station with a water supply of 80 cubic metres.

The building's sustainability credentials are LEED® Silver and ISO 14001 certification, thanks to features such as LED lighting systems and a 202 kWp photovoltaic system. Consumption will be managed via smart meters that can be used and monitored remotely via a building management system (BMS).

With the conclusion of the construction works on DC9, Prologis Park Piacenza only has 13,000 square meters remaining for development. This site is in the Granella area of the logistics park, which is strategically located just five minutes from the A1 motorway.
