PROLOGIS EXPANDS ITS PRESENCE IN THE GREATER MILAN AREA WITH THREE STRATEGIC ACQUISITIONS IN CARPIANO AND VIMODRONE

Milan, 18 December 2025 – Prologis, the global leader in logistics real estate, expands its presence in the Greater Milan area, strengthening its position in one of Europe’s most dynamic and strategic logistics markets. The transactions involve the acquisition of a logistics-designated land plot in Carpiano and two fully leased cross-dock facilities located in Carpiano and Vimodrone. These assets are positioned in two of Lombardy’s most established logistics corridors, where vacancy rates remain at historic lows and demand for quality space consistently exceeds supply.

Specifically, Prologis has acquired a 31,194-square-metre logistics land plot in Carpiano, as well as the fully leased cross-dock facilities Carpiano DC2 and Vimodrone DC1. Both buildings benefit from immediate access to the A1, SP40 and A51 road networks, offering connectivity to central Milan, southern Lombardy and the wider Northern Italy distribution system.

The first building, Vimodrone DC1 provides 8,350 sqm of cross-dock space near the A51 tangenziale Est. Its location supports last-mile operations with fast access to central Milan and the wider Lombardy network, positioning it within one of the region’s most established urban distribution clusters.

The second building, Carpiano DC2 offers 14,000 sqm of cross-dock space near the A1 and SP40. Serving the southern Milan and Lodi areas, the asset provides strong regional connectivity and represents a prime income-generating facility in a highly supply-constrained submarket.

The acquisition of the land in Carpiano is of particular strategic importance. It is one of the last logistics-zoned infill sites, along the SP40 corridor, with immediate access to the A1 motorway near the Melegnano exit. The site is located within a cluster of logistics, manufacturing and technology occupiers, including hyperscale data-center projects already underway. 
In a context where the development of new logistics facilities in South Milan is now structurally constrained, the site represents a unique and hardly replicable development opportunity. It will strengthen Prologis’ presence over the long term in one of the country’s most strategic areas.

Taken together, these acquisitions strengthen Prologis’s ability to operate two complementary logistics hubs—one in South Milan, in the Carpiano area, and one in the eastern area, in Vimodrone—within Italy’s most economically dynamic region.
These acquisitions reflect Prologis’ continued investment in Italy and its focus on acquiring assets and sites that support long-term structural demand for logistics space in Milan and Lombardy.
